What Buyers & Sellers Need to Know Right Now


The Long Beach Peninsula and greater South Pacific County saw some notable shifts in October 2025. Whether you’re considering buying, selling, or just keeping an eye on the market, here’s a clear breakdown of what’s happening locally.


📉 Countywide Prices See a Significant Drop

Pacific County’s median sales price fell 21% year-over-year, signaling a softer market as we move into the fall and soon winter season.

  • Pacific County Median Sales Price: $312,000 (-21.5%)

  • Area 930 – South Pacific County

Price softening isn’t unexpected this time of year, but combined with increased inventory, it’s creating more favorable conditions for buyers.


📈 Listings Spike, Giving Buyers More Options

Inventory saw a major jump:

  • Active Listings (Area 930): 43 (+87%)

More homes hitting the market means buyers have more choice—and sellers may need to strategize carefully on pricing and presentation.


📉 Closings Slow Down

Fewer buyers made it to the closing table in October:

  • Closings (Area 930): 23 (-17.9%)

This often reflects higher buyer hesitation, longer decision timelines, or shifts in affordability. We have been hearing directly from buyers they are also waiting for interest rates to drop and improved confidence in our economy.


⏳ Days on Market Hold Steady

Homes in South Pacific County spent about two months on the market:

  • Days on Market: 63 days

Properties are still moving, but not as quickly as earlier in the year.


📍 Spotlight on Local Cities

Breaking it down by community, each town saw different levels of movement and price adjustments:


Long Beach

  • Median Price: $390,000

  • Change: -21.2%

Despite the price dip, Long Beach city limits remains one of the strongest markets on the peninsula.


Ilwaco

  • Median Price: $280,000

Steady and affordable, Ilwaco continues to attract buyers who want coastal living without the premium. Don't be fooled by this median sales price though, it factors in all areas which has outliers on both the lower end of sales price. If you're looking for a home with premium view of the water you wont be paying $280K for it...Maybe for a larger piece of vacant land with a view!


Seaview

  • Median Price: $345,000

  • Change: -1.6%

Seaview showed the most stability this month, with almost no price decline. This is pretty true for Seaview through the years. You see a stronger sales price and more full time residence - this area does not allow vacation rentals due to zoning.


Ocean Park

  • Median Price: $179,000

  • Change: -44.6%

Ocean Park saw the largest shift, bringing significant opportunities for budget-conscious buyers. Same thing as Ilwaco, If you want a view - you'll pay for it! This median sales price is likely including modular/mobile homes.
