September 2025 Market Update – Long Beach & South Pacific County

Hello October! This is one of my favorite times of years on the Peninsula. We have late summers, great weather, and less traffic as the tourist season died down. So as we move into fall, I wanted to share with you real estate sales stats for September across both Long Beach and greater South Pacific County. We are seeing things cooling down, but there is still great opportunities for buyers and sellers alike.

Median Sales Prices saw a slight dip, with Long Beach homes averaging $358,500 (-6.3%), while South Pacific County came in at $333,500 (-11.8%). This softening gives buyers more room to negotiate while motivated sellers are still finding success when pricing strategically.

New Listings tell a mixed story — 33 new homes hit the market in South Pacific County (+6.5%), while Long Beach specifically saw just 7 new listings (-12.5%), suggesting inventory remains tight locally.

Days on Market shortened countywide to 47 days (-24.2%), but Long Beach listings averaged 65 days (+1.6%), showing that while demand is steady, buyers are taking a little longer to make decisions.

And when it comes to Price Per Square Foot, we saw a modest dip to $326 in Long Beach (-6.6%) and $289 countywide (-1.7%) — another signal that the market is adjusting but not stalling.
